No, instead we charge a non-refundable reservation fee equal to 50% of the first month’s rent, with a minimum of $750. This fee secures the home for you and is more affordable than a traditional security deposit, which many property managers may attempt to retain.
For a standard lease, your net monthly income should be at least three times the rent. Voucher holders only need to provide proof of income.
Credit Requirements: A minimum credit score of 600 is required for standard leases, while voucher holders need a score of at least 520.
Move-In Costs: Tenants must pay one month’s rent and a security deposit upfront. Section 8 holders are exempt from the first month’s rent and are only required to pay the security deposit.

We strive to address maintenance requests promptly to minimize any disruption to your daily life. Requests are accepted 24/7, and we begin processing your work order immediately. However, due to vendor availability, some issues may take 2-3 days to resolve.
Requests submitted late on Fridays may face delays until Monday if parts are only available from supply houses that close over the weekend. Additionally, certain repairs may take longer if specific parts are unavailable locally.
During peak seasons, such as summer for A/C issues and winter for heating, there is a higher volume of service calls. To stay comfortable in the interim, we recommend keeping a window unit or portable heating device on hand until your issue is resolved.
Yes, Utilities must be in your name.
No felonies within the past seven years.
All occupants aged 18 and older must apply and be included on the lease.
Must be resolved and at least three years old.
- Certain breeds are not allowed (including Doberman, Chow, Pit Bull, and Rottweiler).
- Pet rent is $25 per pet, with a non-refundable deposit of $300 and a fumigation fee of $250.
